Terms and conditions

1. Introduction

These Terms and Conditions govern all rental applications, lease agreements, and related services provided through trams.co.za (“we”, “us”, or “the Company”).

By completing, signing, or submitting any application or lease documentation, you agree to be bound by these Terms and Conditions.


2. Authority to Sign

Applicants may only sign documents on their own behalf.

Signing a lease, application, or any related document on behalf of a third party without lawful authority constitutes fraud and may result in:

  • Immediate cancellation of the application or lease
  • Termination of occupancy
  • Possible legal action

3. Consent to Credit Checks

By signing and submitting an application form, you:

  • Consent to a credit check and affordability assessment
  • Authorise us to verify your personal, employment, and financial information
  • Authorise checks with credit bureaus and relevant third parties

This information will be processed in accordance with the Protection of Personal Information Act.

Failure to pass verification may result in the application being declined.


4. Deposit Requirement

A refundable security deposit equal to one (1) month’s rental is required before occupation.

The deposit:

  • Must be paid prior to move-in
  • May be used to cover damages, unpaid rent, or other outstanding charges
  • Will be refunded after the lease ends, subject to inspection and deductions where applicable

5. Notice Period

Either party may terminate the lease agreement by providing one (1) calendar month’s written notice.

The tenant remains responsible for rental and related charges during the full notice period.


6. Accuracy of Information

All information and supporting documents provided must be true, accurate, and complete.

The submission of false, misleading, or fraudulent information or documents constitutes fraud and may result in:

  • Immediate cancellation of the application or lease
  • Forfeiture of the right to occupy
  • Legal action where necessary

7. Pets Policy

Pets are not permitted on the property unless prior written consent has been expressly granted by the Company or landlord.

Unauthorised pets may result in:

  • Breach of lease
  • Cancellation of the agreement
  • Possible penalties or removal requirements

8. Compliance with Rules

Tenants agree to:

  • Comply with all property rules and regulations
  • Maintain the premises in good condition
  • Respect neighbours and shared spaces

Failure to comply may constitute a breach of the lease.


9. Amendments

We reserve the right to update or amend these Terms and Conditions at any time. Updated terms will apply to new applications and agreements.


10. Acceptance

By signing any application or lease documentation, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.
