Introduction<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">These Terms and Conditions govern all rental applications, lease agreements, and related services provided through <strong>trams.co.za<\/strong> (\u201cwe\u201d, \u201cus\u201d, or \u201cthe Company\u201d).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">By completing, signing, or submitting any application or lease documentation, you agree to be bound by these Terms and Conditions.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">2. Authority to Sign<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Applicants may only sign documents on their own behalf.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Signing a lease, application, or any related document on behalf of a third party without lawful authority constitutes fraud and may result in:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Immediate cancellation of the application or lease<\/li>\n\n\n\n<li>Termination of occupancy<\/li>\n\n\n\n<li>Possible legal action<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">3. Consent to Credit Checks<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">By signing and submitting an application form, you:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Consent to a credit check and affordability assessment<\/li>\n\n\n\n<li>Authorise us to verify your personal, employment, and financial information<\/li>\n\n\n\n<li>Authorise checks with credit bureaus and relevant third parties<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">This information will be processed in accordance with the Protection of Personal Information Act.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Failure to pass verification may result in the application being declined.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">4. Deposit Requirement<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">A refundable security deposit equal to <strong>one (1) month\u2019s rental<\/strong> is required before occupation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The deposit:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Must be paid prior to move-in<\/li>\n\n\n\n<li>May be used to cover damages, unpaid rent, or other outstanding charges<\/li>\n\n\n\n<li>Will be refunded after the lease ends, subject to inspection and deductions where applicable<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">5. Notice Period<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Either party may terminate the lease agreement by providing <strong>one (1) calendar month\u2019s written notice<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The tenant remains responsible for rental and related charges during the full notice period.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">6. Accuracy of Information<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">All information and supporting documents provided must be true, accurate, and complete.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The submission of false, misleading, or fraudulent information or documents constitutes fraud and may result in:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Immediate cancellation of the application or lease<\/li>\n\n\n\n<li>Forfeiture of the right to occupy<\/li>\n\n\n\n<li>Legal action where necessary<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">7. Pets Policy<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Pets are <strong>not permitted<\/strong> on the property unless prior written consent has been expressly granted by the Company or landlord.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Unauthorised pets may result in:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Breach of lease<\/li>\n\n\n\n<li>Cancellation of the agreement<\/li>\n\n\n\n<li>Possible penalties or removal requirements<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">8. Compliance with Rules<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Tenants agree to:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Comply with all property rules and regulations<\/li>\n\n\n\n<li>Maintain the premises in good condition<\/li>\n\n\n\n<li>Respect neighbours and shared spaces<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Failure to comply may constitute a breach of the lease.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">9. Amendments<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">We reserve the right to update or amend these Terms and Conditions at any time. Updated terms will apply to new applications and agreements.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">10.
